Every July, I sit down with the FMLS numbers and compare the first half of this year to the first half of last — because six months is long enough to reveal a real trend and recent enough to still act on. The 2026 mid-year story is an encouraging one, with one big change every owner and buyer should understand. Here's the full analysis behind the report I shared earlier this month.

1. Sales Volume Is Remarkably Stable

Seventy homes changed hands in Big Canoe in the first six months of 2026 — just five fewer than the same period last year. In a national environment full of dramatic headlines, that's not a collapsing market. That's a community where demand keeps showing up: the relocating retirees, the second-home families, the buyers who found us online and drove up to see if the mountains were real. They keep coming, and they keep buying.

2. Prices Have Held Up — and the Details Tell a Story

Despite higher mortgage rates, values here have remained resilient: the average sale price climbed almost 8%, while the median held virtually steady. And that gap between the two is worth a paragraph, because it's telling us something specific: when the average rises meaningfully while the median barely moves, it generally means theupper end of the market did the lifting— more strength in the larger, view-rich, higher-priced sales pulling the average up, while the middle of the market stayed steady rather than surging.

Translated for owners: this is not a market where every home automatically appreciated 8% — it's a market where the homes that win on the fundamentals (year-round views, condition, setting) are commanding real premiums, and everything else is holding its ground. Here's the number that changes how this market should be played: marketing time has roughlydoubled. Buyers are still active — the sales volume proves it — but they are deliberate. They tour more homes, compare more carefully, and take their time deciding. Most of them are purchasing from out of area, often coordinating a life change along with a home purchase, and 2026's buyers are doing that homework thoroughly before they write.

What this doesnotmean: panic, or price collapse. Homes are selling, at strong values. What itdoesmean: the days of listing on Friday and fielding offers by Sunday have given way to a market that rewards patience and punishes shortcuts.

What This Means for Sellers

In a deliberate market, three things decide outcomes:strategy, presentation, and positioning.Pricing to the home's actual fundamentals rather than a hopeful number; presenting the home — the deck, the windows, the view corridor — at its absolute best; and positioning it to the specific buyer it will speak to, marketed where that buyer actually looks. The well-priced, well-presented, clearly positioned homes are the ones winning right now. The rest are accumulating days on a market where days have gotten expensive.

What This Means for Buyers

A deliberate market is a courteous one: more time to compare, more room to negotiate on homes that have lingered, and less pressure to waive your judgment on day one. My caveat stands, though — the exceptional home, priced right, still moves. Take your time with the market; don't take your time with the right house.
